London clubs will be aiming to dominate the upper half of the Premier League table come the start of the season but there’s one league where they are already at the top.
When it comes to the Property Premier League the London clubs are romping away with the league, with all of the top six made up of clubs from the capital and nearby Watford. Online estate agents eMoov.co.uk have ranked the mean house price in the postcode area of each of the Premier League’s clubs and provided further evidence of how London’s property market is running away from the rest of the country.
Just as Chelsea have led the way in the footballing league so too do they top the property league, hardly a surprise as their desirable west London location puts them in London’s second most expensive boroughs. At £1,137,550 for the average house in Stamford Bridge’s SW6 you would have to be earning a Chelsea-sized salary to get a home near the ground.
And as Arsenal are chasing their rivals on the pitch so they are in the housing league. Their N7 postcode puts them in the heart of the Holloway district and their position close to transport hubs such as Highbury & Islington station has driven property prices beyond the half-a-million tag. A six per cent increase since the 2014/15 season means living near the Emirates will now cost you £575,676.

The postcodes of every other club in the Greater London area have seen prices rise by a figure of at least four per cent, whilst nearby Watford has seen similar growth. It is at Upton Park where prices have grown most significantly, with the mean figure for houses prices near West Ham United’s ground having risen by seven per cent to £306,451. The value of property around the club’s ground could be over £200,000 higher next season when West Ham move into the Olympic Stadium in E20.
Another club likely to see property values rise in their area is Tottenham. Daniel Levy recently revealed ambitious new plans for the redevelopment of the White Hart Lane area. Coupled with Crossrail 2’s expansion on the Seven Sisters Road house prices in the area are likely to be heading up in the years to come.
